### Why are we selling this house ###
We bought this house when our child started at King Mongkut's Institute of Technology Ladkrabang and Wellington College International School. We chose this one because it is at the front of the project, on the main road, a corner unit next to a garden and closest to our child's school, so the school run is convenient and there is no traffic.
Every year our family takes 2-3 trips abroad, and we have seen the benefit of having a home near the airport, which makes traveling to and from the airport convenient.
We cared a great deal about this house. We did built-ins and decorated every room, extended the kitchen at the back, built a carport roof against rain and sun, and chose the curtains and wallpaper ourselves one by one, because we intended to stay long term.
Today our children have graduated and moved abroad for further study, so the house is too quiet for the two of us.
We don't want it to sit empty. We want to pass it on to a family who will really use it, and we are giving away everything in the house together with the house.
***Importantly, this project does not flood and is not within the aircraft noise contour, safe in every situation***

❓ Frequently asked questions
Compiled from questions that interested people really asked, answered directly with nothing hidden
🏠 About the house
1. How old is the house and what condition is it in?
The house is 5 years 6 months old (as of October 2026). It has been well maintained because we live in it ourselves and have never rented it out. We have improved it as we lived here and cleaned all 5 air conditioners before selling, with receipts available. You are welcome to inspect every nook and cranny, nothing hidden.
2. How big are the 4 bedrooms? Are any too small?
The master bedroom on the 2nd floor is 13.61 sq.m. with an en-suite bathroom, fitting a bed up to 6 feet / Bedroom 2 on the 2nd floor is 9.25 sq.m., fitting a bed up to 5 feet + built-in wardrobe comfortably / Bedroom 3 on the 2nd floor is 7.83 sq.m., fitting a bed up to 5 feet, though 3.5 feet is recommended for easier use. Many families use the 4th room on the 1st floor, 7.36 sq.m., with a 3.5-foot bed, or convert it into a home office or prayer room. See the floor plan for reference.
3. Living near the airport, is aircraft noise a disturbance?
This is the question people ask most, so let us answer directly: you can relax. This house is not under the aircraft takeoff and landing path. The Suvarnabhumi runways run north-south, so aircraft take off and land at the north and south sides of the airport, while our project is on a different side.
But we don't want you to rely on our word alone. Come and listen for yourself. Schedule a viewing in the evening or at dusk, stand on the balcony and listen quietly for about 10 minutes before deciding.
4. How far is it from the house to the main road?
About 1 kilometer, not far. Residents in the village also walk out. Importantly, it is a village-only soi, not shared with anyone, with no outside houses. It is very convenient, not chaotic, and safe from strangers who might walk in.
5. Are all the freebies really given, or will they be taken out when you move?
Everything seen in the photos is really given: built-ins, curtains, 5 air conditioners, sofa, dining table, washing machine, dryer and water pump. We will list everything in an attachment to the contract, so both parties are clear and at ease.
6. Do the appliances that come with it still work normally?
Every item works normally. On the day you visit, you can test every one, including the air conditioners, water heaters, washing machine and dryer. Please don't hold back. We want you to be confident before deciding.
7. Which direction does the house face? Is it hot? Are electricity bills high?
It faces north. Sun doesn't enter the house directly and there is a breeze all day. It is the direction home seekers look for the most. Air-conditioning costs are therefore lower than for west-facing houses. Electricity is charged at the utility's rate, with no extra added by the project.
8. Can 2 cars really park? Can a large car fit?
Yes, 2 cars really fit, because this is a corner unit on a 12-meter-wide main road, so reversing in and out is easy and you don't need to judge distances as with a mid-row house.
We have always parked a Ford Everest here with no problem, and the carport roof has already been extended, so the car is out of the sun and stays dry in the rain. If you have a 3rd car, it can still park on the street in front of the house without blocking anyone.
9. Is the water pressure good? Is there a water tank and pump?
Water pressure is normal. A water pump with a storage tank is installed, and a water filter system before the tank is included. Even with several taps open at once on the 2nd floor, pressure is still good, and showers with water heaters work normally in all 3 bathrooms.
On the viewing day, feel free to test the water yourself.
10. Has the house ever had termites, cracks or major repairs?
No. There has never been a termite problem and no structural cracks. In all the time we have lived here, we have never needed major repairs, only general upkeep like repainting and periodic air-conditioner cleaning.
We understand that this is what buyers of second-hand homes worry about most, so we want to say plainly that you are welcome to bring a professional home inspector to check before you decide. We have nothing to hide.
📍 Location and project
11. How many minutes from the house to Suvarnabhumi Airport / Lat Krabang?
Suvarnabhumi ~15 minutes · King Mongkut's Institute of Technology Ladkrabang ~15 minutes · Wellington College ~25 minutes · Robinson Lat Krabang ~15 minutes · Mega Bangna ~20 minutes. You can reach the motorway and outer ring road within 10 minutes.
12. Does it flood?
No. The main road in the project is raised high and drainage is good. We have lived here for almost 6 years and it has never flooded, not even during the flooding of September 2026. Feel free to ask the neighbors around.
13. Are convenience stores, markets and hospitals nearby?
Daily life is very convenient. A convenience store is under 5 minutes by car, and there are plenty of fresh markets and restaurants in the Kingkaew area, so you don't need to drive far for groceries. Calling Grab or Lineman is also convenient, and internet from every provider is available.
Hospitals are about 10-15 minutes from the house (Chularat Hospital / Sikarin Hospital / Ramkhamhaeng Hospital branches in this area), and big malls such as Mega Bangna, IKEA and Robinson Lat Krabang are reachable within 15-20 minutes.
14. If I don't have a private car, how do I get around?
You can still live comfortably. Songthaews and buses run along Kingkaew Road all day, and you can call Grab / Bolt at any time because this is an airport zone with plenty of cars and short waits.
And if you need to go to the airport, Lat Krabang Station on the Airport Rail Link is not far and connects conveniently into the city.
15. What is the monthly common fee and what do the common areas include?
The common fee is about 1,484.10 baht/month (51 baht per sq.wah). We pay it in full with nothing outstanding. The latest receipt is available to view, and we will clear it in full up to the transfer date before handing over.
The common areas include a clubhouse, swimming pool, fitness, common garden and 24-hour security guards. Garbage is collected twice a week, on Monday and Thursday, with key cards for entry and exit. Come and view the house and we will walk you around to see everything.
16. Are pets allowed?
Yes. The project is low-rise housing and many residents keep dogs and cats, as long as they are looked after properly in line with the juristic person's rules.
This house has an advantage as a corner unit with space beside the house and a neighbor on only one side, so pets have room to roam and rarely disturb anyone.
17. What are the neighbors like? Is it quiet?
This house is a corner unit with a neighbor on only one side, at the front of the project, so it is very quiet and private. Most neighbors are families and airport workers who live considerately, and there have been no problems at all in all the time we have lived here. Importantly, nobody hangs clothes drying racks cluttering the front of their house and spoiling the view.
💰 Price and finance
18. Why are you selling this house? Is something wrong?
Nothing is wrong at all. Let us tell you honestly: we bought this house when our child started at King Mongkut's Institute of Technology Ladkrabang and Wellington College. We chose it because it is at the front of the project, a corner unit and closest to our child's school.
We cared a great deal about it. We did built-ins in every room, extended the kitchen at the back, built the carport roof, and chose the curtains and wallpaper ourselves one by one, thinking we would stay a long time.
Now our child has graduated and gone abroad for further study and may work there. The house is too quiet for the two of us. We don't want it to sit empty. We want to pass it on to a family who will really use it, and we are giving everything in the house together with the house.
19. Is the price negotiable?
20. Is this price more expensive than a brand-new house in the project?
Looking at the price tag alone, a brand-new house may seem cheaper. But do the real math: a brand-new house is an empty shell. You would have to add built-ins, buy air conditioners and curtains, extend the kitchen, extend the carport roof and buy a whole set of appliances.
In total, that means about another 800,000+ baht and waiting 4-6 months for contractors before you can really move in.
This house is a one-time payment and done. Just carry your suitcase in and move in right away, plus you get the best position in the project: a corner unit at the front of the project on the main road, which the remaining brand-new houses no longer have.
21. How much is the monthly installment, and what income is needed?
Loan amount | 30-year installment (~5%) | Recommended income
4,790,000 | ≈ 25,700 baht/month | 78,000+
4,890,000 | ≈ 26,300 baht/month | 79,000+
4,990,000 | ≈ 26,800 baht/month | 81,000+
* Estimated figures, calculated at 5% interest for a full-amount loan over 30 years. Actual terms and interest rates depend on each bank's conditions on the day.
22. How much cash do I need to prepare to buy?
Roughly: a 5-10% down payment (if not borrowing the full amount) + half of the transfer fee, about 50,000 baht + a mortgage registration fee of 1% of the loan amount + appraisal and insurance fees. Some banks lend 100%. Get in touch and we will help calculate based on your actual case.
23. Who pays the transfer fee?
The transfer fee is split 50/50, agreed from the start, with definitely nothing added later. The mortgage registration fee is paid by the buyer as usual.
24. If the loan is not approved, will I lose the deposit?
If you apply for a loan and the bank genuinely rejects it, with a document confirming it, we refund the deposit in full. We want to sell to someone who will really live here, we don't want anyone's deposit, and we will state this condition in the contract.
25. Can I buy it to rent out? How much per month?
It is a very good rental location, because the area is surrounded by airline staff, airport officers, Bang Phli-Lat Krabang industrial estate employees, parents of international school students and university students, so finding tenants is not difficult.
The advantage is that this house is fully furnished, so it can be rented out from day one with no additional spending on decoration, which an empty house cannot do.
Rent in this area for a house of up to 29 sq.wah, 4 bedrooms, furnished, is about 25,000 - 40,000 baht/month, based on survey data from October 2026 (depending on timing and tenant).
Location analysis: Kingkaew-Bangna is a high-growth location with development and amenities arising to support residents. Factors supporting the rapid growth of the Kingkaew-Bangna stretch include being a connected location with quality housing close to the city, linked to three major roads: Bang Na-Trat Road, the Motorway and Kanchanaphisek Road, making travel convenient. There are also future public and private development projects that will make the Kingkaew-Bangna area well prepared in every respect and the gateway to three eastern provinces.
Beyond current facilities, this location also has new future development projects from both the public and private sectors that will add vibrancy and readiness to the area, such as the Phase 2 passenger terminal expansion at Suvarnabhumi Airport, which creates more jobs and raises demand for housing around the airport, pushing land prices around the airport even higher. Anyone who decides to wait may have to buy a home at a higher price than today.
Travel in this location is very convenient, with easy access in and out of the city by main roads, expressways and electric train.
There are many main roads in this location, including Kingkaew Road, Bang Na-Trat Road, Lat Krabang Road and Srinakarin-Romklao Road, a newly cut road that connects to the Srinakarin, Ramkhamhaeng and Romklao areas.
As for expressways, the Burapha Withi Expressway is the route into the city from the Bangna side, connecting with the Chalerm Mahanakhon Expressway and Chalong Rat Expressway. The motorway connects with the Si Rat Expressway, allowing access into the city on the Ramkhamhaeng, Phetchaburi and Rama 9 side, and the eastern Kanchanaphisek Expressway is a route that connects all the business and industrial areas on the eastern side of Bangkok.
Finally, the electric train: from the Kingkaew area you can use the Airport Rail Link at Lat Krabang Station. This Airport Rail Link connects to the MRT Blue Line at Phetchaburi Station for transfers toward Asok Montri and Ratchadaphisek, before ending at Phaya Thai Station, which connects to BTS Phaya Thai.
From the graphic map you can see that this location has many facilities supporting residents, including shopping centers, supermarkets, hospitals, golf courses and large public parks.
Travel is also convenient, connecting to several important roads, such as
- Bang Na-Trat Road, to the Bangna zone of the city, Sukhumvit Road, or out of the city to eastern provinces such as Chachoengsao and Chonburi
- Kanchanaphisek Road, connecting all of the eastern side of the city. Driving north it intersects Ramkhamhaeng Road, Seri Thai Road, Ram Inthra Road and also the Motorway, which can be used to enter the city on the Phetchaburi and Rama 9 side. Driving south it leads to Theparak Road and Srinakarin Road, connecting to Pu Chao Saming Phrai Road, the Industrial Ring Road Bridge, or across the Chao Phraya River to Kanchanaphisek Road on the southern side
- Kingkaew Road connects several important roads in this location. To the south it intersects Bang Na-Trat Road, to the north it connects to Lat Krabang Road and Romklao Road, and to the west it connects to Kanchanaphisek Road, using Soi Kingkaew 25/1 as a shortcut out to Kanchanaphisek Road
In the Kingkaew-Bangna area there are complete residential facilities suited to the urban lifestyle: supermarkets for groceries and daily needs, a large shopping center like Mega Bangna for weekend leisure, and nearby golf courses for exercise, a round of golf and business meetings.
There are several hospitals near this location for peace of mind, including Sirindhorn Hospital, Sikarin Hospital, Thainakarin Hospital, Vibharam Hospital and Samitivej Hospital
📄 Documents and transfer
26. Is the house mortgaged to a bank? When can it be transferred?
It is mortgaged with Kiatnakin Bank, which is normal. On transfer day the mortgage is redeemed at the Land Department, all on the same day, 100% safe. It usually takes about 30-45 days after signing the contract. Transfer is ready as soon as the loan is approved.
27. Whose name is on the title deed? Are the documents complete?
The title deed is in the name of the actual owner you are talking to now, not through an agent. On the viewing day we will have copies of the title deed, ID card and common-fee receipts ready for you to see. Everything can be verified.
28. What are the steps from agreeing to buy until transfer? Is it complicated?
Not complicated at all. There are 5 short steps and we help coordinate every one.
1. Agree on the price → sign the sale and purchase agreement + pay a deposit (usually 50,000-100,000 baht)
2. Apply for a loan with the bank (prepare ID card, house registration, payslips, 6-month statements)
3. The bank sends an officer to appraise the house, and we arrange to open the house ourselves
4. Loan approved → schedule the transfer day at the Land Office
5. Transfer day: pay, receive the title deed, receive the keys, all finished on the same day
The whole process takes about 30-45 days. If you buy with cash it is much faster.
🤝 Scheduling a viewing
29. Which days can I view the house? Do I need to book in advance?
Viewings can be arranged any day, both weekdays and Saturday-Sunday. Give about 1 day's notice so we can turn on the air conditioning for you. Come as a family, stay as long as you like, no rush and no pressure.
30. I'm not ready to visit yet. Can I get more information first?
Do you still have questions that aren't here?
Ask anything. The owner answers every message personally, every day 09:00-21:00.
