### Why are we selling this house? ###
We bought this house when our children enrolled at King Mongkut's Institute of Technology Ladkrabang and Wellington College International School. We chose this one because it is at the front of the project, on the main road, a corner house next to a garden and closest to our children's school, making drop-offs and pick-ups easy without traffic.
Every year our family takes 2-3 trips abroad, and we have seen the benefit of having a home near the airport, which makes traveling to and from the airport convenient.
We care about this house very much. We did built-ins and decorated every room, extended the kitchen at the back, built a carport roof against rain and sun, and chose the curtains and wallpaper ourselves one piece at a time, because we intended to stay long term.
Today our children have graduated and gone abroad for further study, so the house has become too quiet for the two of us.
We do not want it to sit empty. We would like to pass it on to a family who will really use it, and we are leaving everything in the house with the house.
***Importantly, this project does not flood and is not within the aircraft noise contour, safe in every situation***

❓ Frequently Asked Questions
Compiled from questions that interested buyers have actually asked, with every question answered directly and nothing hidden
🏠 About the House
1. How old is the house and what condition is it in?
The house is 5 years 6 months old (as of October B.E. 2569 / 2026). It has been well maintained because we lived in it ourselves and never rented it out. We improved it as we lived here and serviced all 5 air-conditioners before the sale, with receipts available to see. You are welcome to inspect every corner, nothing is hidden.
2. How big are the 4 bedrooms? Are they too small?
Master bedroom on the 2nd floor, 13.61 sq.m. with an en-suite bathroom, bed up to 6 ft / Bedroom 2 on the 2nd floor, 9.25 sq.m., fits a bed up to 5 ft + built-in wardrobe comfortably / Bedroom 3 on the 2nd floor, 7.83 sq.m., fits a bed up to 5 ft, though a 3.5 ft bed is recommended for easier use. Many families use the 4th room on the 1st floor, 7.36 sq.m., with a 3.5 ft bed, or turn it into a study or a prayer room. Please refer to the floor plan.
3. It is near the airport. Is aircraft noise a problem?
This is the question people ask most, so we will answer directly: you can relax. This house is not under the takeoff and landing flight path. The Suvarnabhumi runways run north-south, so aircraft take off and land at the north and south ends of the airport, while our project is on a different side.
But we do not want you to rely on our word alone. We would like you to come and listen for yourself. Book a viewing in the late afternoon or early evening, stand on the balcony and listen quietly for about 10 minutes before deciding.
4. How far is it from the house to the main road?
About 1 kilometer. Not far, and residents of the village walk out. Importantly, it is a soi used only by the village, shared with no one else and with no non-resident houses, so it is very convenient, quiet, and safe from strangers who might wander in.
5. Are the included items really all given with the house, or will they be removed when you move out?
Every piece you see in the photos is really included: built-ins, curtains, 5 air-conditioners, sofa, dining table, washing machine, dryer, water pump. We will list everything in an annex to the contract so it is clear and gives both parties peace of mind.
6. Do the included appliances still work normally?
Every one works normally. On the viewing day you can test every item, including the air-conditioners, water heaters, washing machine and dryer. Feel free. We want you to be confident before you decide.
7. Which direction does the house face? Is it hot? Is the electricity bill expensive?
It faces north. Direct sun does not enter the house, and there is a breeze all day. It is the direction home buyers look for most. Air-conditioning costs are lower than for a west-facing house. Electricity is charged at the electricity authority's rate with no surcharge from the project.
8. Can 2 cars really park? Can a large car park there?
Yes, 2 cars really can park, because this is a corner house on a 12-meter-wide main road, so reversing in and out is easy and you do not need to judge the distance as with a mid-row house.
We have always parked a Ford Everest here with no problem, and the carport roof extension has already been built, so the car stays out of the sun and out of the rain. If you have a third car, it can still park on the street in front of the house without blocking anyone.
9. Is the water pressure strong? Is there a water tank and pump?
Water pressure is normal. A water pump is installed together with a storage tank, and a water filter before the tank is included. Even with several taps running on the 2nd floor at once, pressure stays good. Showers with the water heater work normally in all 3 bathrooms.
On the viewing day you can turn on the water and test it yourself. Feel free.
10. Has the house ever had termites, cracks or major repairs?
No. There has never been a termite problem and there are no structural cracks. In all the time we have lived here, we have never needed major repairs, only general maintenance such as repainting and periodic air-conditioner servicing.
We understand that buyers of second-hand homes worry about this most, so we want to say plainly: you are welcome to bring a professional home inspector to inspect before deciding. We have nothing to hide.
📍 Location and Project
11. How many minutes from the house to Suvarnabhumi Airport / Lat Krabang?
Suvarnabhumi ~15 minutes · KMITL ~15 minutes · Wellington College ~25 minutes · Robinson Lat Krabang ~15 minutes · Mega Bangna ~20 minutes. You can reach the motorway and the outer ring road within 10 minutes.
12. Does it flood?
No. The main road in the project is raised high and the drainage is good. We have lived here for almost 6 years and it has never flooded, not even during the flooding in September B.E. 2569 (2026), which did not affect us. You are welcome to ask the surrounding residents.
13. Are convenience stores, markets and hospitals nearby?
Daily life is very convenient. A convenience store is less than 5 minutes away by car, and the Kingkaew area has a great many fresh markets and restaurants to choose from, so you do not have to drive far for groceries. Grab and Lineman are convenient to call, and internet from every provider is available.
Hospitals are ~10-15 minutes from the house (Chularat Hospital / Sikarin Hospital / Ramkhamhaeng Hospital branch in this area), and large malls such as Mega Bangna, IKEA and Robinson Lat Krabang can be reached within 15-20 minutes.
14. How do you get around without a private car?
Easily. Kingkaew Road has songthaews and buses running all day, and Grab / Bolt can be called at any time because this is the airport zone with plenty of cars and short waits.
And if you need to go to the airport, Lat Krabang station on the Airport Rail Link is not far, with easy connections into the city.
15. How much is the monthly common area fee, and what does the common area include?
The common area fee is about 1,484.10 baht/month (51 baht per sq.wah). We pay in full with nothing outstanding, the latest receipt is available to see, and we will clear it in full up to the transfer date before handover.
Common facilities include a clubhouse, swimming pool, fitness, common garden and 24-hour security guards. Garbage collection is twice a week, on Monday and Thursday, with key cards for entry and exit. Come view the house and we will walk you through all of it.
16. Are pets allowed?
Yes. The project is low-rise housing and many residents keep dogs and cats, provided they are cared for properly according to the juristic person's regulations.
This house has the advantage of being a corner house with space at the side and a neighbor on one side only, so pets have room to roam and rarely disturb anyone.
17. What are the neighbors like? Is it quiet?
This is a corner house with a neighbor on one side only, and it is at the front of the project, so it is very quiet and private. Most neighbors are families and airport workers, who live considerately with one another. There have been no problems the whole time we have lived here. Importantly, no one hangs laundry racks out in front of the houses to spoil the view.
💰 Price and Finance
18. Why are you selling this house? Is there any problem?
There is no problem at all. To be straightforward: we bought this house when our children enrolled at King Mongkut's Institute of Technology Ladkrabang and Wellington College. We chose it because it is at the front of the project, a corner house, and closest to our children's school.
We cared for it very much, did built-ins in every room, extended the kitchen at the back, built the carport roof, and chose the curtains and wallpaper ourselves one piece at a time because we thought we would stay for a long time.
Now our children have graduated and gone abroad for further study and may work there. The house has become too quiet for the two of us. We do not want it to sit empty and would like to pass it on to a family who will really use it, and we are leaving everything in the house with the house.
19. Is the price negotiable?
20. Is this price more expensive than a new house in the project?
Looking only at the price tag, a new house may look cheaper. But do the real math: a new house is an empty shell. You would have to do the built-ins, buy air-conditioners and curtains, extend the kitchen, extend the carport roof, and buy a whole set of appliances.
In total you would need to spend about 800,000+ baht more, and wait another 4-6 months for contractors before you can actually move in.
This house is a one-time payment and done. Bring your bags and move in right away, and you also get the best location in the project: a corner house at the front, next to the main road, a plot of a kind that the remaining new houses no longer have.
21. How much is the monthly installment, and what income is needed?
Loan amount | 30-year installment (~5%) | Recommended income
4,790,000 | ≈ 25,700 baht/month | 78,000+
4,890,000 | ≈ 26,300 baht/month | 79,000+
4,990,000 | ≈ 26,800 baht/month | 81,000+
* These figures are estimates, calculated at 5% interest with a full-amount loan over 30 years. Actual terms depend on each bank's conditions and interest rates at that time.
22. How much cash do I need to prepare to buy?
Roughly: down payment of 5-10% (if the loan is not for the full amount) + half of the transfer fee, about 50,000 baht + mortgage registration fee of 1% of the loan amount + appraisal and insurance fees. Some banks lend 100%. Message us to chat and we will help calculate for your actual case.
23. Who pays the transfer fee?
The transfer fee is split equally, agreed from the start, with no surcharge added later. The mortgage registration fee is paid by the buyer as usual.
24. If the loan is not approved, do I lose the deposit?
If you apply for a loan and the bank truly refuses, with documentation to confirm it, we refund the deposit in full. We want to sell to someone who will really live here, not to collect anyone's deposit, and we will state this condition in the contract.
25. Can I buy it to rent out? How much per month?
It is a very good rental location, because the surroundings have airline staff, airport officials, Bang Phli-Lat Krabang industrial estate employees, parents of international school students and university students, so finding tenants is not difficult.
The advantage of this house is that it is fully furnished, so it can be rented out from day one with not a baht more spent on fitting out, which an empty house cannot do.
Rent in this area for a house of no more than 29 sq.wah, 4 bedrooms with furniture, is about 25,000 - 40,000 baht/month, based on survey data from October B.E. 2569 (2026) (depending on the period and the tenant).
Location analysis of Kingkaew, Bangna: it is another high-growth location with development and facilities emerging to support residents. Factors that boost the rapid growth of the Kingkaew - Bangna area include being a location connected in many ways, a quality housing area close to the city, connected to 3 important roads: Bangna-Trat Road, the motorway and Kanchanaphisek Road, making travel convenient. There are also future development projects from both the public and private sectors that will make the Kingkaew - Bangna area ready in every respect and become a gateway to the three eastern provinces.
Beyond today's facilities, this location also has new development projects coming from both the public and private sectors that will add vibrancy and readiness to the area, such as the Phase 2 passenger terminal expansion at Suvarnabhumi Airport, which increases employment and raises demand for housing around the airport, pushing land prices around the airport higher still. Anyone who decides to wait may have to buy a home at a higher price than today.
Travel in this location is very convenient, with easy access in and out of the city by main roads, expressways and rail.
The area has several main roads, including Kingkaew Road, Bangna-Trat Road, Lat Krabang Road, and the Srinakarin - Rom Klao road, a new road connecting to the Srinakarin, Ramkhamhaeng and Rom Klao areas.

The motorway connects to the Si Rat Expressway, allowing travel into the city on the Ramkhamhaeng, Phetchaburi and Rama 9 side, and the eastern Kanchanaphisek expressway is the route connecting all of the industrial business areas on the east side of Bangkok.
Finally, rail: from the Kingkaew area you can use the Airport Rail Link at Lat Krabang station, which connects to the MRT Blue Line at Phetchaburi station to change to the line toward Asok Montri and Ratchadaphisek, before ending at Phaya Thai station, which connects to the BTS Phaya Thai.

Driving north, it intersects Ramkhamhaeng Road, Seri Thai Road and Ram Inthra Road, and also crosses the motorway, which can be used to travel into the city on the Phetchaburi and Rama 9 side. Driving south, it leads to Thepharak Road and Srinakarin Road, connecting with Pu Chao Saming Phrai Road, the Industrial Ring Road Bridge, or across the Chao Phraya River to the southern Kanchanaphisek Road

The Kingkaew - Bangna area has complete facilities for living that suit an urban lifestyle: supermarkets for groceries and household goods, a large shopping center such as Mega Bangna for holiday leisure, and nearby golf courses for exercise, rounds of golf and business meetings.
There are several hospitals near this location for peace of mind, including Sirindhorn Hospital, Sikarin Hospital, Thai Nakarin Hospital, Vibharam Hospital and Samitivej Hospital.
📄 Documents and Transfer
26. Is the house mortgaged to a bank? When can it be transferred?
It is mortgaged with Kiatnakin Bank, which is normal. On the transfer day the mortgage is redeemed at the Land Department on the same day, 100% safe. It usually takes about 30-45 days after signing the contract, and is ready to transfer as soon as the loan is approved.
27. Whose name is on the title deed? Are the documents complete?
The title deed is in the name of the real owner you are talking to here. On the viewing day we will have copies of the title deed, ID card and common area fee receipts ready to show, and everything can be checked.
28. What are the steps from agreeing to buy to transfer? Is it complicated?
Not complicated at all. There are 5 short steps and we help coordinate every one.
1. Agree on the price → sign the sale and purchase agreement + pay the deposit (usually 50,000-100,000 baht)
2. Apply for a loan with the bank (prepare ID card, house registration, payslips, 6-month statements)
3. The bank sends an officer to appraise the house — we arrange to open the house ourselves
4. Loan approved → schedule the transfer day at the land office
5. On transfer day: pay, receive the title deed, receive the keys, all finished in one day
Altogether it takes about 30-45 days. A cash purchase is much faster.
🤝 Viewing the House
29. Which days can I view the house? Do I need to book in advance?
Viewings can be arranged every day, weekdays as well as Saturday-Sunday. Please notify us about 1 day in advance so we can turn on the air-conditioning for you. Come as a family and stay as long as you like. No rush and no pressure.
30. I'm not ready to view yet. Can I get more information first?
Do you still have questions that are not covered here?
