How to Evaluate the Value of Second-Hand Homes in 2026: Balancing Price and Repair Costs

By PAH – Property Auction House

Second-hand homes priced lower than other options might offer more space or a desirable location, but their true value only becomes clear once the costs required to make the home move-in ready are added. Buyers should set their budget based on the total cost rather than just the listed price.

The Real Estate Information Center (REIC) reported that in Q2 2026, the cumulative number of second-hand residential units listed for sale nationwide increased by 6.1%, and the cumulative listed value rose by 24.9% compared to the previous year [1]. This total value figure does not represent a rise in individual property prices, as the composition of assets entering the market changes over time.

For buyers, this data is a reason to explore options thoroughly, checking how much time and money each house will require before moving in.

Setting a Budget Based on Move-in Ready Costs

Before viewing a house, you should categorize your budget into the purchase price, purchase-related and financing costs, repairs, renovations, and a reserve fund. Expenses on the transfer date depend on the property, the contractual parties, and the measures applicable at the time of the transaction; therefore, you should request estimates based on real-world scenarios.

Hypothetical example: House A costs 2.80 million baht, requires 450,000 baht in repairs, and has 150,000 baht in purchase and decoration costs, totaling 3.40 million baht. House B costs 3.10 million baht, requires 100,000 baht in repairs, and has 150,000 baht in purchase and decoration costs, totaling 3.35 million baht.

House B has a higher listed price but a lower total cost in this example. However, you must also compare the location, land size, usable area, and construction quality. These hypothetical figures do not mean that every move-in ready home is more worthwhile than one requiring repairs.

Categorizing Defects Based on Their Impact

Old paint, loose handles, and unwanted light fixtures are easier to estimate than cracks, leaks, or unknown electrical system conditions. Buyers should create a clear checklist and use professionals for areas that exceed their own assessment capabilities.

Category

Points to Assess

Safety and Core Systems

Structure, electrical systems, plumbing, and damage requiring immediate attention.

Functionality

Leaking roofs, doors, windows, bathrooms, kitchens, and essential appliances.

Convenience and Aesthetics

Paint, curtains, furniture, and atmosphere adjustment.

If demolition is required to determine the extent of damage, acknowledge that the repair budget is still an estimate and prepare a reserve fund for uncertainties. Never assume that repair costs will always equal the price estimated from photos.

Verifying Real Usage and Property Information

You should test your commute at the time you would actually be traveling. Houses at the same distance from a train station may have different costs and convenience levels if walking paths, transit connections, or traffic flow differ.

Documentation also influences decisions. Check ownership, encumbrances, land boundaries, building details, and delivery conditions based on actual cases. If there have been renovations or changes in use, check the relevant documents before planning to use that space.

For those buying for investment purposes, check the target tenant group and competitors. A higher number of bedrooms does not always increase rental income as much as it increases purchase and maintenance costs.

PAH Perspective: Setting a Price Ceiling Before Negotiation or Bidding

Knowing the total move-in ready cost allows buyers to determine the maximum they should pay while still keeping enough budget for essentials. This principle applies to both general purchases and property auctions, but the conditions and risks for each channel must be examined separately.

From the PAH perspective, a worthwhile second-hand home should align with your usage goals and financial holding capacity. An attractive-looking price becomes more meaningful when the buyer can explain what needs to be done, how long it will take, and confirms they still have sufficient reserves after the purchase.
